Delray Beach vs. Boca Raton: A Guide for New York Buyers

Delray Beach and Boca Raton sit right next to each other in south Palm Beach County, and many of my New York clients tour both. Here’s how I explain the difference.

Downtown feel

  • Delray Beach: Atlantic Avenue runs from the downtown area to the beach, with restaurants, shops, and nightlife along the way.
  • Boca Raton: Mizner Park and the downtown area offer shopping, dining, and cultural venues, with a more polished, planned feel.

Gated communities

Both cities have a wide range of gated communities west of I-95.

  • In west Delray, communities like Polo Trace offer large clubhouses and resort-style amenities, and CasaBella is a smaller gated community of about 164 homes.
  • In west Boca, newer communities like Lotus (804 homes, GL Homes) sit alongside established neighborhoods such as Encantada in Boca Pointe.
  • Just north, west Boynton Beach has communities like Canyon Springs.

Mailing address vs. city limits

Many “Boca Raton” and “Delray Beach” addresses west of the Turnpike are in unincorporated Palm Beach County. That affects which services and taxes apply. I’ll tell you exactly which jurisdiction a home is in.

Schools

Some west Delray Beach communities are assigned to schools that serve Boca Raton addresses. School assignments are set by the School District of Palm Beach County and can change, so confirm each address.

HOA and club costs

Some communities include amenities in the HOA fee, while others have optional or mandatory club memberships. Always compare the total monthly cost, not just the price.

Getting back to New York

Both cities are a similar drive from PBI and FLL airports, and Brightline has a Boca Raton station.
