Moving from New York to Boca Raton or Delray Beach

Every year, many households move from the New York area to Palm Beach County. IRS county-to-county migration data shows the New York metro area, including Long Island, Manhattan, Westchester, and northern New Jersey, among the leading sources of people moving to Palm Beach County.

Jared was born in Stamford, Connecticut and grew up in South Florida, so he knows what you’re leaving and what you’re moving to.

What changes when you move

  • No state personal income tax in Florida. Florida does not levy a personal income tax (Florida Department of Revenue). Talk to your tax advisor about how and when your residency changes.
  • Homestead exemption. Florida homeowners who make the home their permanent residence may qualify for a homestead exemption of up to $50,000 and the “Save Our Homes” cap on annual assessed-value increases (Florida Department of Revenue). File with the Palm Beach County Property Appraiser.
  • Insurance and HOAs. Budget for homeowners and wind insurance, possible flood insurance, and HOA fees in most gated communities.
  • Getting back to New York. Palm Beach International (PBI) and Fort Lauderdale (FLL) airports both offer nonstop flights to the New York area, and Brightline trains stop in Boca Raton.

Boca Raton or Delray Beach?

  • Boca Raton: a broad mix of gated communities, from established golf and country club neighborhoods to newer GL Homes communities in west Boca.
  • Delray Beach: a lively downtown on Atlantic Avenue near the beach, plus gated communities in west Delray.
  • Boynton Beach (west): gated communities with larger new-construction-era homes, just north of Delray.

How buying from out of state works

  1. Video consultation to set budget, timeline, and must-haves.
  2. Short list of communities, with HOA, insurance, and school-assignment facts for each address. (School assignments are set by the School District of Palm Beach County; verify each address.)
  3. Live video tours and a focused in-person tour weekend.
  4. Remote offers and e-signatures, with inspections you can join by video.
  5. Remote or mail-away closing where available.
